Relationships across all of our activities are critical to the success of the Company
Our highly talented and motivated team seeks to maintain and build relationships with occupiers, developers, property agents, contractors, suppliers, local communities, investors, joint venture partners and lenders.
We recognise that when our occupiers’ businesses thrive, so our business also thrives. We treat our occupiers as customers and put them at the centre of our decision making. Our occupier-led approach provides us with market knowledge to better understand future trends and make the right asset decisions. Our high occupancy rate and customer satisfaction scores demonstrate the strength and depth of these relationships. Extending existing relationships and developing new contacts are key focus for us.
Delivering developments and asset services in adherence with our high standards and Health & Safety policy is a key priority. In conjunction with our external project managers, our development team ensures that we select high quality and robust contractors with a proven track record. We regularly review the financial robustness of our contractors and work closely with them throughout projects. Our Responsible Development Requirements checklist is used on all projects and sets out the minimum requirements for contractors, which includes compliance with the Considerate Constructors Scheme.
We recognise the importance of supporting our local communities and engaging with all local stakeholders. Over the last few years, we have established a Communities Policy and a Charity and Communities Working Group. We aim to maximise the local benefits of our activities through our investment in those areas, creation of modern buildings and local jobs, obtaining long term commitments from our occupiers, engagement with local residents and local charitable giving.
We value our strong relationships with equity investors and debt providers. On average, we see over 200 equity investors each year through meetings, site visits and conferences, and we engage with our debt investors regularly. We also enjoy strong relationships with our Joint Venture partners and continue to work closely with them.
The Company has approximately 47 employees and an independent board that includes eight non-executive directors. Its management team has worked together for over 20 years and built up a highly talented, diverse and motivated team with strong and wide-ranging relationships. It is a team centric, results driven organisation and promotes integrity, empowerment and energy. We act with an entrepreneurial spirit driving outperformance through the collective expertise.
